"The only constant in life is change", holds true not only in life but in the Real Estate market as well.  I've been a licensed Realtor since 2004 and have seen the Real Estate market change from best to worst. I would list a home and within days my seller is choosing the best offer out of 4 offers at a time to now where the seller is sitting and waiting patiently for months to even get an offer. The opposite is true for buyers.  There was a time when they were struggling to find the right home at a "reasonable" price and now the market is overloaded with "reasonably" priced homes including the rise in forclosures properties available.
